About the role:
The Property Services & Maintenance Operative will be responsible for the upkeep, cleaning, gardening, and basic maintenance of the company’s property portfolio. This role ensures that properties are maintained to a high standard, providing a safe, clean, and welcoming environment for tenants, staff, and visitors. The role involves hands-on work, including minor repairs and preventative maintenance in addition to general property care.
Main duties & responsibilities:
- Carry out scheduled cleaning duties, including communal areas, vacant properties, and external spaces.
- Undertake gardening and grounds maintenance tasks such as mowing, weeding, planting, hedge trimming, and litter collection.
- Perform minor maintenance and repair tasks, including: (but not limited to)
- Basic plumbing
- Carpentry
- Painting and decorating
- Flooring and tiling repairs
- Appliance installations
- Ensure all properties are presentable, safe, and maintained to agreed standards.
- Carry out preventative maintenance checks to ensure properties remain safe and operational.
- Report larger maintenance issues or safety concerns to the Senior Maintenance Coordinator.
- Safely use and maintain cleaning materials, gardening tools, and property maintenance equipment.
- Work flexibly across multiple properties within the property portfolio.
- Follow all health and safety procedures, including safe use and storage of chemicals (COSHH compliance).
- Assist in preparing properties for new tenants or inspections.
- Update company CRM (Salesforce) with site visit notes, photos, and maintenance observations.
Skills & Knowledge:
- Essential; Previous experience in property maintenance, gardening, cleaning, or facilities management (desirable but not essential).
- Basic DIY skills, including plumbing, carpentry, painting, decorating, and minor electrical repairs.
- Ability to safely use cleaning, gardening, and maintenance tools and equipment.
- Strong attention to detail and pride in maintaining high standards.
- Reliable, punctual, and able to work independently or as part of a team.
- Good communication skills for liaising with colleagues, tenants, and contractors.
- Willingness to travel between sites as required.
- Essential: Valid full clean driving license.
- Essential: Clean DBS check.
- Advantageous/Essential: certificates in a trade (e.g, plumbing, electrical, carpentry, painting/decorating).
Additional information:
- Role involves manual handling, working outdoors in varying weather conditions, and flexible working hours to meet operational needs.
- The role may occasionally require working at height or in confined spaces with appropriate training.
- The role will include a company van.
