Tenants Guide – Deposits, Moving Out and ‘Wear & Tear’

 

If you’re moving on from your rental property, as part of your tenancy agreement you will be responsible for ensuring it is left in the same condition as when you moved in, save for ‘fair wear and tear’ which can also have some determining factors. We all know that moving can be a stressful and busy time, so we’ve put together this handy checklist to make it as smooth as possible when handing back your home.

 

  1. Documents – Re-read your tenancy agreement and any inventory/check-in documentation. This will give thorough descriptions and photographs of the original condition of the property and your responsibilities as the tenant. This will also give important details such as the standard of cleaning at the property when you moved in.
  2. Cleaning – Connect Lettings can recommend a professional cleaner when you vacate the property, who can save you hours of elbow grease on appliance cleans, carpets and windows to leave you to concentrate on packing!
  3. Lightbulbs – Avoid any delays with the checkout inspection due to poor lighting by ensuring all light sockets are in full working order so your property can be easily seen!
  4. Rearrange – If any items of furniture or fixtures and fittings were included, ensure they are put back in their original places as per the inventory and are in the same condition as you found them – deposit deductions can be easily avoided by ensuring there are no missing items.
  5. Gardens – If you are responsible for any outdoor space as part of your tenancy like a garden or a terrace, ensure any lawns have been mown and shrubs trimmed and waste removed, as per the cleaning hiring a professional to carry this out means that this is done to an acceptable standard and will save needless deposit deductions.
  6. Unwanted Items – Just as the inventory gives details of furniture included in the property, there will be charges incurred for additional furniture or items left in the property without permission from the landlord
  7. Wear and tear – For residential tenancies, minor scuffs or marks to the property are usually considered fair wear and tear based on the size of the property, number of occupiers and duration of the tenancy. However if any additional holes in the walls, picture or TV brackets have been added during the tenancy then these must be returned to their original condition.
  8. Mould – Mould as a result of condensation, can be common especially in apartments, the spores must be removed when vacating the property there are a number of good household mould cleaners that can assist with this for a DIY clean up.
  9. Keys – All sets of keys (these are included on the inventory) that were handed over when you took on the property must be returned to avoid any charges to your property manager, this includes communal access fobs, external keys and parking permits.
  10. Utilities – On your final visit to the property, take a photo of all the meters and update the utility companies, ensure any final balance is paid.Notify TV licencing of your new address.
