We will carry out an initial assessment of your property and provide our opinion of the expected rental value, furnishings and other pertinent matters.
Marketing your property quickly and thoroughly is key to finding you a tenant as soon as possible and for achieving the best possible price. Our methods of advertising include * High profile internet marketing on our own website & the UK’s most frequently visited property portal * Locally branded TO LET boards * Local newspaper advertisement * Contracts with local companies and contacts in relocation agencies across the country * Adverts on our traditional illuminated window display * Individual advertisement on our LED screens *
Arrange viewings with prospective tenants. All of our viewings will be accompanied by one of our Senior Letting Agents.
Manage any required negotiations, retrieve deposit, take up references from the tenant (3 years previous residency information, employers reference (salary must be 2.5 times the rent to qualify) and carrying out a credit search. If your tenancy is accepted by our 3rd party referencing agency, you will automatically be offered rent protection cover at a competitive rate.
Instruct properly qualified engineers to carry out a Gas Safety Certificate and an Energy Performance Certificate to ensure that you have all of the legally required documentation to rent your property.
Tenancy Agreement (AST)
Prepare, approve and arrange for the tenant to sign the tenancy agreement and serve any required notices in accordance with s.48 of the Landlord & Tenant Act etc.
We will collect the first month’s rent and 6 weeks damages deposit from the Tenant prior to releasing the keys. Key Hand Over – We will arrange for the tenant to collect the keys from our office and sign a key release form.
Make payment of the deposit & first month’s rent (minus our fee) to your specified account by way of BACS or Cheque (the choice is yours).
Extend or Renew Tenancy Agreement
Review your monthly rent on the 10th month and write to the tenants with either a request for an increase or renew the tenancy agreement at the same rent.
Registering your Deposit
Connect will register your deposit with the DPS free of charge if you request this.
